2024 Tax Certificate Sale

1. The Tax Certificate Sale of unpaid 2023 real property taxes will take place on May 30th and 31st, 2024. The sale will be conducted on the County’s tax certificate auction web site, LienHub. Bidders can review the advertised list of unpaid real property taxes and submit bids on the web site starting on May 15, 2024.

2. In order to submit bids, you must complete the following steps on LienHub:
  1. Complete online registration
  2. Complete an IRS Form W-9
  3. Establish a Budget
  4. Submit a deposit representing 10% of intended purchases
  5. Receive bidder number assignment
A social security number or taxpayer identification number must be provided for each buyer and must belong to the person listed on the W-9 form.  Redemption payments and 1099 interest earnings will be issued exactly as indicated on your W-9 form.

3. Bidding starts at 18% and interest is bid down in 1/4 percent increments. A "zero" interest bid will get the bidder the certificate with NO interest. When your bid is recognized as the low bid on the Results Page, you are obligated to pay for the certificate even if the bid was unintentional. The bidding method is by DIRECT bidding.

4. The properties will be auctioned in the order listed in the newspaper. Some items listed in the newspaper and on the web site will not be auctioned due to payments being received after the list was prepared for publication.

5. After the sale bidders are given an invoice for the balance due. Bidders must make payment for purchases no later than June 4, 2024 12:00 am EDT. A bidder failing to make payment in the specified time will forfeit all deposits and certificate purchases and may be barred from future sales.

6. The Tax Collector reserves the right to cancel or correct certificates issued in error. Interest payments may be affected by bankruptcies, U.S. Marshal seizures, property taken over by a receiver, etc.

7. Caution: The Tax Certificate Sale is NOT a sale of real property, nor does a tax certificate give the certificate holder a direct means to acquire a property. According to Florida Statute the holder of a tax certificate may not directly, through an agent or otherwise initiate contact with the owner of property upon which they hold the certificate to encourage or demand payment for two years.
